99 Winchester is a custom five-unit residential condominium project in Brookline. Its owner’s goals were to preserve the 1890 Queen Anne Victorian, and construct a large addition to create a condominium home for his family and four more units. The project is the first in Brookline to receive LEED for Homes certification by the U.S. Green Building Council (USGBC) for achievement in green homebuilding The project possesses many sustainable features, including a geothermal HVAC system, which uses ground water for heating and cooling. Other green aspects of the project include use of “green” materials (certified lumber, low VOC plywood, recycled gypsum board, dense pack cellulose insulation, and low-VOC interior paints and adhesives) and woods from renewable forests, extensive recycling, and attention to sustainable building and land use practices.
