Cost Control

Project cost is a major factor in the implementation of any construction project. GFRC has an opportunity to help control costs when we are brought in early to respond to design schemes, and can develop budget information related to design ideas. When clear statements of priorities are conveyed to us by the owner and architect, we advise on the relative value of such variables as structural costs, mechanical options, and millwork scope and detailing. Value engineering early in the process helps to control the budget.

BUDGETING

We prepare project budgets on spreadsheets using the CSI (Construction Standards Institute) divisions of construction format. This is a consistent, comprehensive method of capturing all construction costs related to a project. As construction managers, we assess the value of the subcontracts and supplier quotes that come to us, in discussion with the owner and architect.  We solicit multiple bids for significant line items to make sure that they are competitive. If changes in scope or detail are proposed during the course of construction, we present cost and schedule information about the changes through a process that allows assessment of budget concerns before the change order work is undertaken.
